7 Signs Your Cape Town Home Needs an Electrical Upgrade

Many Cape Town homes โ€” particularly those built before the 1990s โ€” are running on electrical systems that were never designed for the demands of modern life. Smart TVs, EV chargers, solar inverters, heat pumps, and home offices put far more strain on older wiring than a 1970s installation was ever intended to handle. Ignoring the warning signs can lead to electrical fires, failed insurance claims, and the inability to sell your property. Here are seven clear signs it's time to call a registered electrician.

1. Your Circuit Breakers Trip Frequently

An occasional tripped breaker is normal โ€” it's doing its job. But if you're resetting breakers regularly, especially on the same circuit, this is a red flag. Repeated tripping means the circuit is consistently overloaded or there's a fault in the wiring. The danger is when homeowners simply reset the breaker and ignore the underlying cause. A recurring fault generates heat in the wiring that can eventually start a fire inside your walls.

2. You Have Flickering or Dimming Lights

Lights that flicker or dim when an appliance starts (like a washing machine or air conditioner) indicate voltage fluctuation โ€” usually caused by undersized wiring or a failing connection somewhere in the circuit. While a flickering light is annoying, the real risk is the heat being generated at the loose connection point. Have it investigated promptly by a qualified electrician.

3. Your Home Still Has Rewirable Fuses

If you open your distribution board and see ceramic or glass fuses that you replace with wire โ€” rather than modern miniature circuit breakers (MCBs) โ€” your electrical system is very outdated. Rewirable fuses offer minimal protection, can be replaced with the wrong rating, and are not compliant with current SANS 10142-1 requirements. A full DB board upgrade is strongly recommended. Additional circuits and plug points can be installed by a registered electrician cleanly, safely, and in compliance with SANS 10142-1 โ€” eliminating the need for extension cords entirely.

5. You Notice Burn Marks, Smells, or Scorch Marks Around Outlets

Discolouration, burn marks, or a persistent burning smell around a plug point or light switch is a serious warning sign. This indicates arcing โ€” where electrical current is jumping across a gap rather than flowing through a proper conductor. Arcing inside a wall cavity generates intense heat and can ignite timber framing, insulation, or other combustible materials without any visible flames until a fire is already established. If you see this sign, switch off the relevant circuit immediately and call an electrician.

6. You're Planning Solar, an EV Charger, or a Major Renovation

Adding solar panels, a hybrid inverter, an EV charging point, or a large air conditioning system requires a thorough assessment of your existing electrical installation. In most cases, older installations need upgrading before these new technologies can be added safely and compliantly. A DB board upgrade, additional circuits, and enhanced earthing are commonly required. Trying to install these systems on an underpowered or non-compliant existing installation can be dangerous and will result in a failed COC.

7. Your Home Is More Than 25โ€“30 Years Old and Has Never Been Rewired

Electrical wiring has a lifespan. PVC insulation on older cables becomes brittle over time and can crack, exposing live conductors. Old aluminium wiring (used in some South African homes built in the 1970sโ€“80s) is particularly prone to connection failures due to oxidation. If your home is more than 25 years old and has never had a full electrical assessment or rewire, it's worth having a registered electrician inspect the installation โ€” even if you haven't experienced any obvious problems yet. The absence of symptoms doesn't mean the wiring is safe.
